When I started on Airbnb way back 9 years ago, it wasn't smooth sailing from the start. No! I stumbled. I made mistakes (and costly ones too). I desperately needed to earn income from my Airbnb because I'd just quit my job and had nothing else lined up.
Then I did a lot of research, made a few changes and things started to improve. I was finally making a decent income. And then all of a sudden, things slowed down... like way down. And I couldn't figure out why. So back to the drawing board I went.
After lots of trial and error and more research, I finally cracked the code on getting consistent bookings and higher profits. And during that process I also figured out systems for make hosting easier and more efficient - because I wasn't going through all of that again!
It was like a 10,000lb weight was lifted off my shoulders.

And then I started seriously expanding and growing my listing count - it too started out rocky. It definitely wasn't a straightforward path. No. I took on properties that were duds, I had a co-host partner who was texting me at all hours and contracting what I told guests. It was a bit of a nightmare.
Once again I put my head down and figured it out. I developed frameworks for choosing the most profitable locations. I now use proven criteria for selecting which co-hosts I want take on (yes! I don't accept everyone). And I consistently get landlords to say "yes" on the properties I actually want.
I know it sounds like a "pipe-dream" - but I promise you it's not!
Sending personalized messages and reviews, and creating cleaner schedules takes a LOT of time, but many hosts believe it’s the only way to personalize the experience to earn 5-star reviews. When you're accepting bookings directly from guests (so not through Airbnb or Vrbo) you open yourself to liability and a lack of defined expectations.
Always formalize your direct bookings with a contract. The contract will set expectations and penalties up front to reduce conflict if the unexpected happens. Contracts also go a long way to legitimizing your business in the eye's of guests.
